$110 Million Architectural Waterfront Compound Listed in Miami Beach’ Sunset Islands III

Sunset Estates, one of the most architecturally significant waterfront compounds to debut in Miami Beach in recent years, has officially entered the market for $110,000,000. Located within the exclusive guard-gated Sunset Islands III, the trophy estate combines two newly completed modern waterfront residences across more than 32,000 square feet of prime land with 187 feet of combined water frontage. Ana Teresa Rodriguez, CEO of ATR Luxury Homes Group at Coldwell Banker Realty, is representing the seller.

Positioned at 1400-1420 W 23rd St in Miami Beach, Sunset Estates was envisioned as a one-of-one modern tropical compound designed to meet the growing demand for ultra-private, design-forward waterfront living in Miami’s luxury market.

The estate merges architectural scale, resort-style amenities, and compound-style living within one of Miami Beach’s most coveted island enclaves. It was originally developed by luxury developer Todd Michael Glaser in 2020.

Surrounded by lush landscaping, expansive terraces, an Olympic-length lap pool, spa, and dramatic waterfront entertaining spaces, the compound consists of a primary waterfront residence paired with a detached guest residence — both intentionally designed with matching contemporary architecture defined by exposed concrete, Brazilian Ipe wood, soaring 12-foot ceilings, elevated finishes, and seamless indoor-outdoor integration.

The primary residence, which was designed by internationally recognized architect Kobi Karp and developed by Todd Michael Glaser in 2020, features six bedrooms, six bathrooms, powder room, cabana bath, private office, family room, private bar, smart home technology, private elevator, and a gated covered motor court accommodating more than 10 vehicles. The waterfront primary suite was designed as a private retreat featuring dual dressing rooms, spa-style bath, private terrace, and outdoor shower overlooking the water.

The detached guest residence was ultimately completed in 2025 following the current owner’s 2022 off-market acquisition and redevelopment of the neighboring property, further expanding the compound’s architectural vision while introducing a new level of flexibility and privacy within the Miami Beach market. The residence includes two bedrooms, two-and-a-half bathrooms, full kitchen, waterfront gym, conference lounge, and a dramatic double-height garage, allowing the compound to function as both an ultra-private residential retreat and a sophisticated hospitality-driven lifestyle environment.

“Miami Beach has evolved into one of the world’s most important luxury real estate destinations, and buyers today are searching for properties that deliver privacy, architectural significance, waterfront lifestyle, and turnkey living all within one experience,” said Rodriguez. “Sunset Estates represents a level of scale, land, and compound-style living that is becoming extraordinarily difficult to recreate within Miami Beach’s most exclusive waterfront neighborhoods.”

Located steps from Sunset Harbour and within minutes of the Design District, Downtown Miami, and Miami Beach’s premier dining and cultural destinations, the estate is listed at a moment when demand for trophy waterfront properties across South Florida continues to accelerate, fueled by domestic migration, international wealth, and the city’s growing position as a global luxury capital.

Unlike traditional single-residence estates, Sunset Estates showcases a compound-style concept increasingly sought after in Miami Beach, offering a fully integrated secondary residence designed for extended family, executive operations, wellness, hospitality, or private guest accommodations while maintaining architectural continuity throughout the property.

The launch of Sunset Estates further reinforces the continued evolution of Miami Beach’s ultra-luxury market, where buyers increasingly prioritize privacy, security, larger land assemblages, wellness amenities, and properties capable of functioning as fully self-contained lifestyle environments.

“Today’s luxury buyer is no longer simply purchasing a home,” Rodriguez added. “They are purchasing a complete environment — a place designed for entertaining, wellness, privacy, boating, family, and lifestyle. In today’s market, time has become one of the greatest luxuries, and Sunset Estates was created to embody all of those elements at the highest level.”
