Real estate development firms Merrimac Ventures and Fort Partners today announced several major milestones for Four Seasons Resort and Residences Telluride, a decades-in-the-making vision that will bring to fruition the region’s first luxury residential or hotel development in over 15 years. Merrimac and Fort Partners have broken ground on the $1 billion project and closed a landmark construction financing package. With over 30% of its inventory already sold and construction commencing this month, Four Seasons Resort and Residences Telluride is making impressive strides towards its anticipated completion in 2028.
Positioned on a premier 4.4-acre site in Mountain Village, the project is backed by the successful closing on the land and a $417 million construction loan from J.P. Morgan, one of the industry’s most respected financial institutions, with additional financing from CanAm Enterprises. Merrimac and Fort Partners worked hand-in-hand with the Town of Mountain Village, Telluride Ski and Golf, and TMVOA to secure the land and bring this generational project to life.

Fort Partners, creator of the iconic Four Seasons Hotel and Residences at The Surf Club in Surfside, and Merrimac Ventures, its partner in bringing the Four Seasons brand to Fort Lauderdale, are now bringing the Surf Club vision of elevating a beloved locale into a world-class experience to Telluride.

Four Seasons Resort and Residences Telluride brings together an exceptional team whose work reflects reverence for place and a commitment to timeless luxury. Renowned architecture firm Olson Kundig leads the architectural design of the overall property and the interiors of the Private Residences, while AD100 interior design studio Clements Design is designing the interiors of the shared hotel spaces and Hotel Residences.
The development will offer 26 Private Residences ranging from two- to five-bedrooms, 43 Hotel Residences ranging from one- to four-bedrooms and 52 hotel keys, all offering panoramic views of Telluride’s most iconic peaks, including Mount Wilson, Campbell Peak and Palmyra Peak. Residences feature floor-to-ceiling windows and expansive terraces, while bedrooms and all hotel rooms will be equipped with in-home oxygenation systems to ease the effects of Telluride’s high altitude. Show-stopping penthouses crown the collection, offering private terraces, outdoor spa pools and uninterrupted panoramic views.
