From Mall Town to Boomtown: Aventura's Next Chapter

Once defined by its shopping mall and condominium skyline, Aventura is welcoming a new mix of businesses, hospitality and luxury residential offerings, including the legacy Greenview at Presidential community

For decades, Aventura was known for two things: its massive shopping mall and its waterfront and golf course-view condominium towers. The city had long been a popular place to live, particularly among retirees and seasonal residents, but rarely attracted the same attention as Miami's more high-profile neighborhoods. These days, there's a lot more happening in Aventura than shopping.

Technology company Palantir relocated its corporate headquarters from Denver to Aventura, putting the city on the map for an entirely different reason. Meanwhile, Aventura Mall has continued to expand and attract international names, welcoming Eataly's first Florida location and Bershka's first permanent U.S. store.

For visitors and residents, the appeal isn't difficult to understand. Aventura sits between Miami and Fort Lauderdale, with easy access to beaches, waterfront dining, luxury shopping and two international airports within reach. The arrival of Brightline service has also made the area more accessible, connecting Aventura to Miami, Fort Lauderdale, Boca Raton, West Palm Beach and Orlando.

Along Biscayne Boulevard, construction is underway on Centtral Aventura, a 145,000-square-foot mixed-use development with office, retail and restaurants, scheduled for completion in late 2027. Nearby, BH Group and Apollo Companies are planning Aventura City Center, a mixed-use development with a luxury residential tower, a hotel and new retail and dining space, further expanding the area's offerings.

For decades, luxury development in the Aventura area largely meant building upward, with waterfront condominium towers coming to define the skyline. But with limited undeveloped land and few new single-family communities, buyers looking for private backyards, more room to entertain or space for multiple generations under one roof have had far fewer options.

A development filling that gap is Greenview at Presidential, a 103-home community by Lennar and BH Group. It is the first significant new single-family home offering in the Aventura area in more than 25 years.

Starting at $2.5 million, the guard-gated community offers move-in ready luxury homes with four to six bedrooms, private swimming pools and expansive outdoor areas. Residents gain access to thoughtful lifestyle amenities including a clubhouse, fitness center, walking and biking trails and 50 acres of landscaped green spaces surrounded by mature trees.

Some homes feature Lennar's Next Gen design, which includes a separate living suite with its own entrance, bedroom, bathroom, living area and kitchenette. The layout gives families flexibility to accommodate aging parents, adult children, guests or live-in staff while maintaining privacy.

Together with major corporate relocations and commercial hubs, communities like Greenview are reshaping the city’s identity from the ground up. For a city long associated with shopping and high-rise living, Aventura's latest chapter looks noticeably different. The mall may have put it on the map, but it's no longer the whole story.
