Grace Bay remains the most-requested villa address in Turks & Caicos for summer 2026, according to Haute Retreats’ Billionaire Villa Index, with rising demand for Long Bay, Leeward, Parrot Cay and Pine Cay among guests prioritizing privacy and fully staffed estates.
The observation builds on Haute Retreats’ inaugural Billionaire Villa Index, published in December 2025 as part of the company’s 2026 Ultra-Luxury Villa Trends Report. The Index ranks the most in-demand ultra-luxury villa destinations using booking interest, average nightly rates and the share of fully staffed estates — and placed Turks & Caicos at No. 2 worldwide, behind only Tuscany. Heading into the summer season, demand within the territory continues to concentrate on Grace Bay.
Long defined by its clear, shallow water and walkable beachfront, Grace Bay remains the natural entry point to any Turks & Caicos villa rental for 2026. Guests increasingly select a Grace Bay villa not for square footage alone but for the combination of beachfront access, established service infrastructure and proximity to the island’s dining and watersports.
“Grace Bay has always been the front door to Turks & Caicos, and for summer 2026 it’s still where most of our guests want to be. What’s changed is why — people aren’t choosing a beach, they’re choosing a level of privacy and service that turns a villa into their family’s private resort.” — Sabrina Piccinin, Founder, Haute Retreats Beyond Grace Bay, Haute Retreats sees sharpening interest across four distinct enclaves: Long Bay, with larger oceanfront lots and the island’s flat-water kite-surfing; Leeward, with gated estates and marina access for guests arriving by sea; and the private-island sanctuaries of Parrot Cay and Pine Cay, where seclusion has become the most sought-after expression of privacy in the territory.
The common thread is privacy paired with full service. Across its portfolio, the company reports that fully staffed estates — with private chef, butler and housekeeping — continue to outperform self-catered properties, as guests treat a villa less as accommodation and more as a private resort. That shift is changing booking behavior too: for the most coveted properties, ultra-high-net-worth families are now securing peak-period stays six to eight months ahead of arrival.
“The most-requested homes this summer share one thing: a full staff and complete discretion. Whether it’s Grace Bay or a private island like Parrot Cay, our guests want to step into a beautifully run estate and have everything taken care of.” — Sabrina Piccinin
