Mandarin Oriental Residences, Grand Cayman Unveils $37M Penthouse

Melkonian Capital Management and RAL Companies have unveiled the Ocean House Penthouse at Mandarin Oriental Residences, Grand Cayman. Priced at $37 million, the residence is the ‘Crown Jewel of the Caribbean.’ Even among the most select listings in the region, it achieves the pinnacle of design, craftsmanship, and luxury. Ocean House Residences bring together the visionary architecture and interiors of internationally acclaimed studio AW2, led by Reda Amalou and Stéphanie Ledoux, and the legendary service and world-class amenities of Mandarin Oriental. The hospitality brand was recently named the World’s Best Luxury Hotel Brand for the third consecutive year by Luxury Travel Intelligence (LTI), underscoring its global reputation for exceptional service.

Perched atop a dramatic ocean cliff, Ocean House Penthouse was imagined as a belvedere—a balcony to the sea including a private oceanfront terrace, cabana, and a private infinity pool. Its sweeping façade curves around generous terraces that seamlessly blend indoor and outdoor environments, inviting gentle ocean breezes and creating a sense of indoor-outdoor living. Spanning over 12,000 square feet in total, with more than 6,000 square feet of interiors and 6,000 square feet of exterior living space, the penthouse was designed for privacy with panoramic views. With five bedrooms, five full bathrooms and a powder room, the residence is bathed in sunlight, accentuated by soaring 13’ ceilings in living areas and 9” ceilings in the bedrooms that enhance the feeling of airiness and serenity. Floor-to-ceiling glass frames uninterrupted views of the horizon, offering a rare opportunity to enjoy both sunrise and sunset from one of Grand Cayman’s most elevated natural points.

Inside and out, the penthouse reflects a seamless connection to its setting. The oceanfront terrace includes a 750-square-foot infinity pool with sun shelf and integrated loungers, a sunken lounge and a pergola-roof dining area with a fully amenitized outdoor kitchen. Natural oak millwork, limestone flooring, and marble and brass detailing create a sophisticated palette that draws from the island’s landscape while exhibition kitchens feature hand-crafted cabinetry and curated appliances from Miele and Electrolux. The primary bath offers luminous limestone and oversized soaking tubs oriented toward the horizon, perfect for soaking in the sun, the breeze, and a sense of tranquil escape.

“The Ocean House Penthouse is more than a residence, it is a statement about what is possible in Caribbean living,” said Ryan Melkonian, Managing Partner, Melkonian Capital Management. “It reflects the scarcity of truly world-class coastal homes, but more importantly, it demonstrates our commitment to creating something extraordinary on Grand Cayman.”

Spencer Levine, President, RAL Companies, added, “The design challenge in a setting this spectacular is to find the perfect balance of offering ultimate luxury while allowing the natural beauty to speak for itself. We are fortunate to have partners that share our obsession with quality and we’ve absolutely achieved that perfect balance with the Ocean House Penthouse.”

“Our design sought to seamlessly bring the outside in,” said Reda Amalou, Founder and Partner at AW2. “We envisioned Ocean House as a contemporary Caribbean home—rooted in its environment yet refined in its expression. Expansive glass windows invite in the crisp ocean air, flooding the residence with sunlight, while a generous outdoor terrace encourages connection with the island’s natural beauty. The use of natural materials and a neutral color palette further reflect the inspiration behind the design: the outdoors.”

“The Ocean House Penthouse is a true reflection of craftsmanship and design offering unmatched privacy, elegance, and panoramic views – all enhanced by refined interiors and innovative architecture,” said Brad Berry, Global Head of Residences and Homes at Mandarin Oriental. “As Mandarin Oriental’s first residential offering in the Caribbean, it combines all the comforts of a luxury private home with the amenities of a world class hotel and our legendary service.”

Mandarin Oriental Residences, Grand Cayman is slated for completion in 2028 and will mark the brand’s first new-construction resort in the Caribbean. Complemented by a 91-key Mandarin Oriental hotel, the 22 residences at the Ocean House and 20 residences at the Beach House will offer owners privileged access to Mandarin Oriental’s signature hospitality and tailored concierge services. Residents will enjoy a wealth of amenities, including a private Ocean House Club with a club room, ocean-view spa, infinity pool and fitness center, multiple oceanfront dining concepts, and direct access to diving and marine activities.

The broader development spans 67 acres of lush tropical landscape and over 2,700 feet of ocean frontage, including a secluded crescent beach. At its summit, the Ocean House Penthouse sets a new benchmark in the Caribbean offering a rare fusion of natural beauty, elevated design, panoramic views, and world-class service.
