With over 10 meters of snow falling in Niseko Hirafu this past season you can understand why people from around the world are lining up to experience Niseko’s world-famous powder snow. With the winter season fast approaching at Asia's most popular ski resort – the newest ski-in ski-out luxury hotel on the block, Niseko Kyo, is setting the bar for decadence in what was 25 years ago a sleepy Japanese ski town.

Located right on Grand Hirafu’s Ace Family Run in central Hirafu, Niseko Kyo will house 22 luxury residences, generously sized and almost all equipped with their own private onsen. The hotel’s 6-bedroom penthouse is the jewel in the crown and has hit the market for around $14,000USD a night during peak ski season.
“People are willing to pay for luxury hotels like this. It’s ski-in ski-out with a decadent feel that spares nothing in detail,” says Amon Bradshaw, NISADE Japan’s Marketing Manager. “We’re already receiving strong bookings for dates around Christmas and New Year as well as in the 14-person penthouse - which is unique in Hirafu”
Niseko Kyo was designed to convey a sense of "home" crossed with luxurious style - with the word "Kyo" (郷) meaning "hometown" in the Chinese derived "onyomi" reading of the character. Development is expected to be finished in Q4 2023 ahead of the ski season with the property open for bookings from November 30th, 2023.
The operators of the hotel, NISADE and The Luxe Nomad, aim to ensure hospitality will be a driving factor of the experience for guests, with a concierge service available to all who stay. The hotel will also house a communal gym and fine dining Japanese restaurant soon to be announced.
Bookings for the season have just opened via both NISADE’s Niseko accommodation portal as well as via The Luxe Nomad’s luxury reservations team. Those who book before July 31st 2023 can also save up to 20% off as part of the “New to Niseko” celebration currently running.

The 6-storey building’s residences, split between 2, 3 and 5-bedroom options each come with their own private onsen. The 385sqm dual-key penthouse unit will overlook both Mt Yotei and Niseko-Annupuri, providing captivating views of Hirafu village. For those not quite ready for the #penthouselife there are also luxurious Studio and Premium Studio options to take advantage of the ski-in ski out location and nightlife in town.
And when is the best time to visit Niseko? “Christmas is great but I always recommend people consider booking after New Years and before Chinese New Year – the snow is amazing but you’ll avoid the rush of peak season” said Amon “March spring skiing is also fantastic with sunny days, iconic Yotei views and good deals”.
