South Bank in Turks and Caicos Launches Sales for Arc, Beachfront Luxury Development

Windward announces the launch of public sales for its final phase and neighborhood in its 31-acre South Bank Resort and Marina community on Long Bay Beach in Providenciales. Arc, a ground-breaking six-story, low-density residential building, will boast 17 luxury residences and take on an iconic “suspended” shape to promote privacy, seamless indoor/outdoor living and an unparalleled contemporary Caribbean style.

With exteriors and interiors designed by Piero Lissoni, Arc will be the celebrated Italian architect and designer’s first project in the Caribbean. The building’s vertical living, villa-style model—a completely new concept for Turks and Caicos—will provide buyers breathtaking 360-degree oceanfront and water vistas of the Caicos Bank, South Bank inlet, marina, lagoon and Juba Sound wetland, plus awe-inspiring views of sunrises and sunsets above the water and community below.

“Arc at South Bank provides a unique opportunity to own a property in Turks and Caicos designed by one of the most renowned contemporary architects of our time, with residences that provide a beachfront living experience unlike any other on the island of Providenciales, maybe even in the Caribbean,” said Ivor Stanbrook, director of Windward. “We are seeing homebuyers continue to flock towards fully managed residential resorts, especially when managed by a seasoned and leading hospitality expert like Grace Bay Resorts, to ensure premiere quality residences and a lifestyle that emulates the effortless feel of a vacation.”

Construction is slated to begin on Arc by the beginning of 2023. Once completed in early 2025, buyers will enjoy inclusion in South Bank’s exclusive rental and management program.

The Residences

The 17 residences at Arc will range from 2,980-square-foot, two-bedroom homes to one 12,540-square-foot, five-bedroom Sky Villa, all overlooking the beach and the magnificent water-centric South Bank community. The homes across the five residential floors will seamlessly transition between indoor and outdoor living, with expansive terraces boasting landscaping throughout their private gardens; private pools and hot tubs; bathrooms with outdoor showers and floor-to-ceiling glass windows and doors to emphasize the seductive views of the calm turquoise waters below.

Sitting at the peak of Arc, the exclusive Sky Villa will span the entire top floor of the building, offering sweeping 360-degree views and utilizing all 12,540 square feet of indoor and outdoor space to maximize the home’s functionality. The one-of-a-kind home will boast extra-large living spaces to host family and friends, as well as oversized gardens around the entire perimeter of the residence.

Pricing for the residences ranges from $3 million to $20 million USD.

Design & Its Inspiration

For his first architectural project in Providenciales, world-class architect and designer Piero Lissoni, the innovative mind behind some of the most recognizable contemporary structures, including The Ritz-Carlton Residences, Miami Beach; Conservatorium Hotel in Amsterdam; Shangri-La Shougang Park in Beijing; and The Oberoi Al Zorah Beach Resort Ajman in the United Arab Emirates, drew inspiration from Arc’s surrounding archipelago and the natural elements historically used in Turks and Caicos architecture. The exterior will exude a thriving coastal personality, incorporating expansive and lush private gardens, timber screens, various enclosures and sun filters. To allow a seamless transition from indoor to outdoor living, Arc’s cascading, stepped architecture will create large overhangs that offer shaded outside spaces, maximizing the functionality of the gardens, pools and al fresco living areas. Nature will seamlessly weave into the homes’ interiors as well, with a neutral color palette and the use of wood and stone to provide a sophisticated yet comfortable Caribbean character throughout the homes’ airy, open plan living, dining and cooking spaces.

Arc will effortlessly blend into the South Bank development through the use of natural materials on the exterior and verdant greenery on every floor, while adding an element of softness to the project’s skyline when seen from the water.

Luxe Amenities

Residents of Arc will have access to South Bank’s exclusive concierge services and security-monitored resort facilities managed by Grace Bay Resorts, including a one-of-a-kind swimming lagoon with lounging islands in the center; a fully serviced marina and boat concierge; two signature restaurants and bars; chic beachfront cabanas; two energizing fitness centers; a world-class spa; tennis and pickleball courts; two private pools with a Jacuzzi and a fire pit lounge; exclusive underground parking; and rare yet direct access to the serene Long Bay Beach, all within walking distance.

“From morning walks along the white sands of Long Bay Beach to snorkeling alongside wildlife in the Atlantic Ocean or an evening of private dining prepared by a chef in your kitchen, Arc will elevate South Bank and provide its owners and their guests a premier Caribbean waterfront lifestyle,” added Joe Zahm, President of Turks and Caicos Sotheby’s International Realty, who is leading the sales on behalf of South Bank and Arc.
