Angel Nicolas of The Nicolas Group at SERHANT closed two residential transactions in Pinecrest exceeding $14 million within a single month, totaling $28.75 million in volume and further establishing the team’s position in the ultra-luxury segment.

The first transaction, 6690 SW 96th Street, closed at $14.5 million, securing full asking price. The seven bedroom, seven full and three half bathroom home developed by Pumayna, encompassess over 10,000-square feet.

Weeks later, Nicolas completed the off-market sale of 6525 SW 94th Street for $14.25 million, which went under contract during its pre-construction phase, underscoring the appetite for newly built luxury homes even before they reach completion. The property spans nearly an acre and is being built by Zumma Homes.

The sales demonstrate robust demand for high-end Pinecrest real estate, where limited inventory continues to drive competition and elevate price points. Pinecrest remains one of the few areas of Miami where the neighborhood experience is a major part of the draw. Neighbors know one another, children ride their bikes to local parks and longtime residents are often reluctant to leave, creating a sense of community that can be difficult to find elsewhere in the city.

Executing back-to-back trades at this price point expands The Nicolas Group's position in Pinecrest at the upper end of the market.
