Elounda Hills, a 138-acre coastal destination set along Crete’s northeastern shoreline, has surpassed $150 million in early sales, with approximately 40% of residences already sold. With residences starting from approximately €872,000 ($1M USD), the strong pace of sales reflects robust global demand and early validation for a Mediterranean lifestyle centered on year-round living, integrated hospitality, and enduring long-term value.
Anchored by two distinct 1 Hotels & Homes-branded hospitality experiences, the boutique waterfront Marina Hotel and a spectacular 129-room Hilltop Hotel, Elounda Hills introduces a fully realized coastal enclave that brings together residential, hospitality, lifestyle, and wellness in a way not previously seen in the region. The resort also includes a range of apartments, duplexes, townhouses, and private villas, with the first phase introducing over 130 branded residences managed by 1 Hotels & Homes, alongside an extensive list of amenities.
A 64-berth private marina, a vibrant marina village centered around the Marina Hotel managed by 1 Hotels & Homes, a mission-driven luxury lifestyle hotel brand inspired by nature, exclusive Marina Collection branded residences, and a two-kilometer (6,562 square feet) promenade will form the heart of Elounda Hills’ waterfront district. Beyond the marina, residents and guests will enjoy two beach clubs, more than a dozen dining venues, lush botanical gardens, a lively retail piazza, and a 2,000-square-meter (21,528 square feet) wellness village.
Construction began in November 2024, with visible progress underway across the site. The coastal zone is scheduled to be completed in 2028, while the residences, retail zone, and leisure amenities will follow in 2029. The spectacular Hilltop Hotel by 1 Hotels & Homes, will open in 2030.
As destinations like Mykonos and Santorini continue to operate on a largely seasonal cadence, Crete is increasingly emerging as a year-round alternative supported by established infrastructure, consistent air access, and a growing international profile. As the fifth largest island in the Mediterranean, welcoming more than six million visitors annually, Crete presents a rare combination of global accessibility and relative undersupply in branded residential offerings. That shift is reflected in growing international interest, further supported by Greece’s residency-by-investment program, ranked #1 in the Henley & Partners 2026 Global Residence Program Index. Crete’s momentum has also been recognized by Condé Nast Traveler, which recently named it among the best places to visit, reinforcing its appeal as a destination that extends well beyond peak season.
“What we’re seeing at Elounda Hills aligns with a broader shift in how affluent buyers are thinking about second home ownership,” said Angelos Angelidakis, CEO of Mirum Group. “There is growing demand for residences that support year-round living, where wellness, community, and global accessibility are built into the foundation from the outset.”
Residences range from approximately 1,506 to 2,799 square feet, alongside a broader mix of apartments, duplexes, and villas designed to maximize indoor-outdoor living and uninterrupted views across the Aegean. Homes are positioned to balance privacy with proximity, allowing residents to move easily between individual space and the broader community. The architecture follows the natural contours of the land, stepping with the hillside and integrating into the surrounding landscape.
The masterplan is led by WATG, whose scope spans the overall architectural vision, landscape strategy, and integration across the amphitheatrical hillside setting. The Hilltop Hotel is designed by Omniview and managed by 1 Hotels & Homes, with interiors by Atelier Gulla Jonsdottir, shaping the elevated resort experience. Along the waterfront, K-Studio leads the design of Marina Bay and surrounding coastal elements, while interiors for the Marina Village are led by Studio Paolo Ferrari, introducing a more intimate, residential expression at the heart of the marina. The development also integrates advanced sustainability principles aligned with global standards, reflecting both Mirum’s long-term environmental approach and 1 Hotels’ commitment to low-impact, design-led hospitality.
The private marina will accommodate more than 200 berths, including capacity for superyachts, establishing Elounda Hills as a new hub for luxury marine tourism in the Eastern Mediterranean.
Supporting long-term economic growth in the region, Elounda Hills is expected to create approximately 1,500 jobs spanning construction, hospitality, and operations. As it progresses from early sales into full development, the project sets a new benchmark for the Mediterranean and redefining Crete’s role as a wonderful destination for year-round living.
